The Ocean Ave Cottage sleeps 6 comfortably. Our vacation home is approximately 1,632 square feet with an open concept kitchen/dining area, sitting room and primary cathedral ceiling bedroom with ensuite bath located on the first floor with overlooking loft/office area. There is an additional full bathroom on the first floor, and 2 separate second floor bedrooms with a full bathroom. There's also a private outdoor shower. The beds include 1 king, 1 queen, 1 full, and 1 set of 2 twin bunk beds.

Weekly rental rates include professional cleaning/trash removal fees. Please contact us for your weekly rate as holiday rates may vary in cost. A $1000 security deposit(refundable) is required with every reservation. State law requires a 7% state tax and 1% municipal tax as well as 1% BI tax.

WEEKLY RENTALS: Weekly summer rentals from June-September run Friday to Friday for the upcoming season. Depending on how far in advance the rental is secured, the full invoice for the rental will be broken up into 2 payments. The final payment is to be made no later than 6 weeks prior to check in. In the event that your check in date is 6 weeks or sooner, a full payment is due upon making the reservation. A Friday check in ensures that all guests can enjoy a full weekend, and ferry vehicle reservations are more convient to schedule on a Friday. Please make sure to schedule your vehicle reservation AS SOON AS POSSIBLE once your reservation is confirmed. While a car is not necessary for your stay at "The Ocean Ave Cottage," vehicle reservations do fill up quickly. All rentals require a security deposit that will be made refundable within 14 days after check out providing no damages or violations were incurred.

Contact the Block Island Ferry 1-866-783-7996 to secure your vehicle reservation. Ferry reservations for vehicles open each January for the upcoming summer season.

Weekly rentals are Friday-Friday. To ensure time for proper cleaning and preparation for the next tenant, check out time is promptly at 10 am. Check in time is at 3 pm.

We have a strict no pet policy. If it is determined that a pet has been staying in The Ocean Ave Cottage, your security deposit will be forfeited.

In the unlikely event that an emergency arises, or due to a change in plans, refund of the rental will be made, as long as another tenant can be found to occupy the time reserved in the rental contract minus a $200 cancellation fee. Please contact us immediately, or as far in advance as possible if you need to cancel and we will do our very best to honor your request.

It is the responsibility of the renter/tenants to be aware of any upcoming weather pertaining to their days of travel to and from the island. The house must be vacant by 10 am on the date your lease terminates; no exceptions. It is your responsibility to make other arrangements if inclement weather becomes an issue for your travel on or off the island. No reimbursements will occur for non arrival or unused rental dates based on weather.

The tenant agrees to indemnify and save the homeowners harmless for all loss, liability, or damages incurred from any harm or nuisance suffered on the leased premises by the tenants, or guests, from any neglect, carelessness, or improper conduct of any persons occupying, entering, or visiting the leased premises.
